1 - What are the best times of year to come to Turkey?

4 - What about the medical services?
Turkey has a worldwide known medical reputation. In Alanya, there are 3 private fully equipped hospitals. All hospitals have agreement with major global insurance companies.
Can we get private health insurance in Turkey?
Yes, Private Health insurance is readily available in Turkey and costs again are considerably cheaper than at home. The nearest airport to the location where we operate is the Antalya International Airport, which operates all year round. There are many flights from and to major European airport to Antalya all year round.

8 - Do I need a Visa to enter Turkey?
According to your country of arrival a Visa might be necessary. However, it is easily obtainable at the airport of arrival.

9 - How many times a year can I come to Turkey?
There are no restrictions on that matter. You can fully enjoy the pleasures of your property in Turkey as many times as you wish.

10 - Visitor';s Visas currently cost?
15 € for many EU countries. Prices vary depending on nationality, so if you hold another passport, please check with your local Turkish Embassy.

11 - How long can I stay in Turkey on the normal Visitor';s visa?
Visitor';s Visas are valid for 3 months.

12 - Can I obtain a Visitor';s visa for a longer period of time?
Yes, longer term residency visas can be obtained from your local Turkish Embassy prior to travelling to Turkey. They are normally issued for periods of one year. Alternatively you can obtain Residence Permit in Turkey once you have purchased your property. 13 - Do I need to open a bank account in Turkey?
No, you do not have to as you can transfer the money straight to the seller';s account from your bank back home. However, most people do open bank accounts so funds can be transferred prior to travelling and so funds are available for contract completion and it is beneficial so you can arrange your direct debits to pay utility bills. We will assist you if you wish to open an account.

14 - As a property owner, do I need to register for Tax in Turkey?
Yes, but this is a very straightforward procedure, which we can guide you through.

15 - Can I get house and contents insurance in Turkey?
Yes, many well known international insurance companies and local Turkish companies offer building and contents insurance. Earthquake Insurance is now compulsory in Turkey and is readily available and a straightforward transaction. Alanya EasyHome can easily arrange one for you meeting your requirements.

16 - How will I set up Utility Services - Gas, Electricity, and Telephone?

19 - Will I be able to rent my property on long term or short term basis and if so what can I expect to get for the rental?

21 - Can I will my property to my beneficiaries?
You can make a Turkish Will and leave your property to your beneficiaries, however if you don';t make a will, all property goes to your next of kin. We can set up your will for you with our Will in Turkey service at Alanya EasyHome

22 - Can I bring my pet to Turkey?
Yes, currently you can bring one cat, one dog, one bird or ten fish to Turkey by obtaining a certificate of origin and a certificate of health not more than 15 days prior to travelling. Airlines will also need to be advised of your intention to bring a pet with you when booking your flights. However, please remember that pets will be quarantined if you are returning from Turkey to the UK or Ireland.

23 - Can I get a mortgage in Turkey to finance my purchase?

24 - What documents do I need to purchase a property?
All you need to purchase a property in Turkey is a passport and 6 passport size photos.

25 - What are the main points I should be very careful about before purchasing a property?
There are no legal restrictions for a foreigner to purchase a property except a few ones. The main one you should be aware of is that if the property is within the range of 400 m of a military zone, you won';t have the right to officially own the property (i.e. no title deed) as all purchases from foreigners are sent to the Military for second inspection.

26 - What is the purchase process?
Once decided, our company official will first take you to the bank to open a bank account. Then you will have to take an official tax number which is obligatory for the purchase. Our company representatives will than take you to the notary, where you';ll give a one-time authority to our representative who will follow all the legal and official procedure of your purchase while you are away. And that';s it, you are now a house owner in Turkey.

27 - Are there any international banks where you operate?
There are many international banks in locations where we operate (HSBC,Fortis,Dexia..) but also Turkish banks with offices in Europe (Is Bank,Garanti, Akbank)

28 - How can I be sure that I do a safe purchase?
All our offers are fully inspected by our property specialists, and only put on the market once a clear due diligence has been done on the property.
Although the laws in Turkey are in favor of the purchaser and a lawyer is not obligatory while doing a purchase, in case you prefer hiring a lawyer, we can advise you with a list of independent attorneys, that you will have to hire at your own cost.

29 - How long do I have to wait before getting my title deed?
It takes +/- 2-3 months for you to have your title deed starting from the day you purchase a property in Turkey. The main reason for that is due to the fact that official papers from the purchase are sent to the Military, for a last inspection.

30 - What about inheritance?
Unless not mentioned otherwise, in case something happens to the title deed holder, the property is automatically inherited by the spouse or the children. To make amendments on the title deed would involve legal assistance.

31 - Can I take my money back to my country if I sell my property?
Yes, there are absolutely no restrictions for you to take your money back to your country of origin, except the capital gain tax that you will eventually have to pay

32 - Do I have to pay capital gain tax is I sell my property?
According to Turkish laws, you do not have to pay capital gain tax if you sell your property after 5 years of ownership.

33 - What are the local taxes I will have to pay?
There are a couple of municipal taxes to be paid twice a year, but very minimal compared to major other European cities.
You will also have to pay a tax on rent, should you decide to rent your property in Turkey.

34 - What are the extra costs to purchase a property in Turkey?
